x+why our new flexible workspace provider

Flexible workspace provider, x+why, will be opening at Brindleyplace after agreeing a joint venture to operate 40,000 sq ft of space at the estate.

Landlord Hines, the international real estate firm, has partnered with x+why to operate the first, second and third floors at 6 Brindleyplace, which provide a fully serviced and managed environment. This will help meet the growing demand for flexible workspace for businesses in the Midlands, and existing tenants at Brindleyplace.

x+why provides highly sustainable and purpose driven space for discerning business people, entrepreneurs and leaders. It currently operates four locations in London: Chiswick, Spitalfields, Midtown and Whitechapel, and its new Brindleyplace base represents one of its first moves outside of London.

The business places an emphasis on providing purpose-driven, sustainable working space and uses green materials and energy saving techniques to ensuring room for more than one plant per person within its environments.

As part of the agreement, Hines and x+why will invest jointly in the new facility, which will provide space for hot desking and private offices of various sizes which can accommodate a range of businesses.

Areas for zoom calls and phone booths have been built into the new design of the facility, alongside a number of collaborative working areas, communal lounge facilities and meeting spaces which will also be available to use for businesses based within the wider estate.

Rupert Dean, CEO of x+why, said:

“When we have been looking for options outside of London to expand our business, it was important to us we chose locations which gave us the best opportunity to meet our targets and provide spaces which go far beyond only providing space in which to work.

“We know the office is not just about a place to be from 9-5pm, but a place to build culture, learning, mentorship, collaboration and fun. This building, at the heart of Brindleyplace, combined with the values alignment we have alongside Hines, makes this a really exciting opportunity for us and one we cannot wait to bring to life.

“Brindleyplace is a fantastic location centred on wellbeing and sustainability, two of our biggest drivers. It also has a wonderful environment that sits comfortably in its own part of the city as well as being an integrated into a larger business eco-system. There is already a deep-rooted sense of community already established at the estate as well, and we can’t wait to bring our tenants to a location which offers high-quality workspace with a host of brilliant amenities and opportunities on its doorstep.

“Moving to Birmingham and Brindleyplace is a hugely exciting step for x+why, and we’re really looking forward to welcoming tenants to what will be a hugely innovative and design-led space early in 2022.”

A fit-out of the new facility will begin shortly and is scheduled to open for the first time at the start of 2022 when it will begin to help businesses adapt to new ways of working post Covid-19.

Raj Rajput, Managing Director – Asset Management, UK, at Hines, added:

“We’ve had a great deal of interest in the space at 6 Brindleyplace from a range of flexible workspace providers. Our priority was to work with a business which would bring added value to the wider estate while aligning with our core values and x+why fit the bill perfectly.

“We have seen increasing demand for flexible workspaces from companies of all shapes and sizes, particularly since the onset of Covid-19 as companies readjust and plan ahead for the future of their working environments. Our Tailored Workplaces offer at Brindleyplace has seen huge interest, and having x+why here will complement our other occupiers.

“The commitment to sustainability and wellbeing is also a hugely positive trait which marries perfectly with the canal side location and open spaces we already have at the estate, and we can’t wait to see the space come to life and new businesses join the Brindleyplace community.”

Savills acted on behalf of Hines in the agreement.
